Split system cleaning by a licensed electrician

The aircon smells musty when it first kicks on, the airflow has dropped off, or there's visible black grime on the barrel fan behind the flaps. Most split systems get their filters rinsed and nothing else, so years of dust and biological build-up sit on the coil and inside the fan barrel where a filter rinse can't reach. That build-up is what causes the smell and what chokes the airflow.

What's involved

  1. Isolate the unit properly at the isolator before anything is opened up — we're a licensed electrical contractor, so this is done correctly, not switched off at the remote
  2. Fit a waterproof bib and catch bag under the indoor unit so the wall, floor and furniture stay dry
  3. Strip the front cover, filters and flaps, and expose the coil and barrel fan
  4. Pressure-wash the coil and barrel fan with a purpose-made coil cleaner until the run-off comes back clear
  5. Flush the drain tray and drain line so it empties properly instead of holding water
  6. Clean the outdoor condenser coil and clear leaf litter from the fan — included, not an extra
  7. Wipe down the housing, refit everything, check the electrical connections while the cover is off, and run the unit to confirm airflow and drainage

Aircon Cleaning — common questions

How is this different from just washing the filters?

The filters are the easy part and you can rinse those yourself in ten minutes. The parts that actually cause the smell and the airflow drop are the coil and the barrel fan, which sit behind the filters and can't be cleaned without stripping the front of the unit and bagging it up first. That's the job we do.

How often should a split system be cleaned?

For a normal home running the unit through summer, every 12 to 24 months is sensible. More often if you're close to the coast, if there are pets in the house, or if the unit runs most of the year. If it's never been cleaned since it was installed, it's well overdue.

Will it get rid of the musty smell?

That smell comes from the build-up on the coil and in the fan barrel, so removing that build-up is what deals with it. We'll show you the run-off water so you can see what came out.

Do you clean the outdoor unit as well?

Yes, and it's included in the price rather than charged as an extra. The outdoor coil packs with dust and leaf litter, which makes the whole system work harder.

Do you need to touch the gas or open the refrigerant lines?

No. A clean doesn't open the sealed refrigerant circuit at any point — it's a wash of the coil surfaces, the fan and the drain. If we find something that does need refrigerant work or a repair, we'll tell you and sort it through our ARC-licensed installer rather than pretending otherwise.

Why does it matter that an electrician does it?

Because the unit has to be isolated properly before it's opened and washed down, and because the cover being off is the one good chance to look at the connections and the isolator. We're a licensed WA electrical contractor, EC17637, so that part isn't an afterthought.

Will it make a mess of my wall or carpet?

No. A waterproof bib and catch bag goes under the unit before anything is opened, and all the run-off goes into the bag and out to a bucket. We put down drop sheets underneath as well.

Do I need to be home?

Someone needs to let us in and be there to authorise the work, but you don't need to hover — most cleans take under an hour and a half.

Can you clean a ducted system?

Not at the moment. We're doing wall-mounted split systems only. If you have ducted, say so when you call and we'll tell you straight away rather than turning up and charging a call-out.
